Which Apartment View is Costlier: Sea View Or Mountain View?

Whereas, the scenario in Delhi is quite different; people here prefer to buy apartment viewing golf courses. Prominent real estate developers like DLF has launched many apartments overlooking golf courses like Aralias, Magnolias to name a few, which witnessed good amount of takers.

Rajeev Talwar, the managing director of DLF Universal, stated that "People like to own their island of peace. There is so much stress in urban life and people are willing to pay a premium for green and serene view. Golf-facing apartments easily command a premium of 10-15 percent over others," reports Economic Times.
"What a house faces or overlooks is definitely an important factor, as it enables the developer or seller to charge a premium," says Anshul Jain, the chief executive officer of DTZ India.

Jain further added that "From developer's end, the premium is significantly more if the entire project is marketed on a select theme instead of only a few apartments. For example, if the project theme is 'golfcourse facing apartments', the entire project may command a premium as high as 20-30 percent, compared to other projects in the vicinity.” “In case, the project has some apartments with a view, the premium commanded is not as high and usually varies between 1-5 percent.

While deciding the value of an apartment, parameters like location of the tower, floor number, quality of construction, amenities like furnished, modular kitchen, central air-conditioning, etc, are also considered. In case everything is same and the only differentiator is the view, then 'view' becomes the single most important parameter," he says.
