Bangalore: There are numerous things that add to the value of a house but, an outstanding view from a house could turn out be one important selling factor. Whether your apartment overlooks the sea or a plain water body in the apartment complex, a golf-course or plain green patches, mountains or sky-scrapers, all these views predominantly increase the value of total cost of the property, reports Namrata Kohli of TNN.

The cost of the apartment view also depends on market demand. Most of the time, buyers are keen to pay a premium to get that popular view.

It is not unusual that people are attracted towards the outstanding view of a sea or ocean. And, if buyers come across such properties in the form of villas or apartments that offers such view then they are willing to pay any amount without any hesitation.

In Mumbai, getting a sea-facing apartment is like getting a trophy. So, if the market price for a sea-facing two bedroom apartment is rs5 crore, the owner can quote double the price and still the property will see good amount of takers for it.

According to Gopal Singh, a Mumbai-based consultant, “There is such a craze for a sea view that there is no debate on super area and built-up area and the average prevalent real estate values.” He further stated that “An owner can ask for any price. But 90 percent of the owners prefer to let out their flats rather than go for outright sale, as such properties not only yield excellent rental returns, their capital appreciation is phenomenal, too,” reports Economic Times.
